Home Staging
Cherish Oberg of Bear Island Land Co., Inc. is an Accredited Staging Professional (ASP). A Staging Professional is one who prepares a home for sale by redecorating and rearranging furniture in order to best present the home to potential buyers. Onsite Inspection
A representative from Bear Island Land Co. will set up an appointment with you for an actual visit to your property. We look at several factors during the course of the tour, including:

* Structure inspections
* Measure building exteriors for square footage calculations
* Measure all interior rooms
* Photos of home exterior, interior, outbuildings and land
* Shoreline type (rocky, sand, swampy, etc.)
* General topography (high ground, low ground, slopes)
* Tree cover type (pine, birch, cedar, etc.)
* Available building sites
* Survey information (Has the land been surveyed?)
* Access evaluation (property reached by car, boat, walk-in)
* Exposure (north, south, etc.)

All of the above-listed factors have a definite impact on the market value of a property.

Market Analysis
After an inspection of the property, a suggested listing price will be presented to you based on the previous sales of comparable properties and our knowledge of local market factors. This analysis is free and confidential, with no obligation.

Listing Agreement
Should you decide to list with Bear Island Land Co., we will complete a Listing Agreement for you to sign. The key elements of the Listing Agreement are: property legal description, price, contract beginning and ending dates, terms and listing commission. We use standardized contracts approved by the Minnesota Association of Realtors. You will also find a form regarding Agency Disclosure. This form is required by the State of Minnesota and should be read and signed. In most cases, we represent you, the seller, exclusively.

Your Property File
A property file is then developed and made available to interested buyers. This file includes full color property data sheets with photos, maps, and a description of the unique features of your property. In addition, whenever your property is shown, we mail a postcard to you with the date of the showing(s). A list of these showings is also in your real estate folder.

Internet Marketing
The Internet has become our most effective way to market properties. The majority (80%) of interested buyers are now contacting us via our web site, and we average 21,000 visitors per month. Our webmasters work continually to keep our web site ranked high in the most popular search engines so viewers can find us easily. Bear Island's web site also has links to many other land-related web sites, providing even greater Internet exposure.

Our website is known as one of the best in the business because it is easy to find, user friendly, updated daily, and provides a large amount of information for every property. Each listing on our website features numerous photos, both interior and exterior, and a complete data sheet on the property including room dimensions, square footage, taxes, parcel code, acreage, septic and well data, legal description, a detailed property description, and much more. We have found that more information is better than less, and prospective buyers love having complete property information right at their fingertips.

E-mail Mailings
Potential buyers can fill out a submission form on our website that requests contact information, type of property they are searching for, price range, and any questions they may have on a particular listing. Once they fill out the form, it is automatically e-mailed to us and the information is entered in our database. From this same form, buyers also have the option of subscribing to our "New Listing" mailing list via e-mail. This mailing is sent to our entire e-mail database and includes property descriptions on all new listings plus pictures and links to the exact location on our website where more pictures and details can be viewed. Buyers appreciate the convenience of being notified when new listings come on the market. They no longer need to check our website on a daily basis for new listings. The information is sent right to their home the same day it is listed!

Postcard Mailings
Prospective buyers who visit our office are asked to fill out a Buyer Information Sheet that requests the same information as the submission form on our website. This information is then entered in our database. If buyers do not have an e-mail address to receive our "New Listing" mailings via e-mail, they will instead be mailed a postcard with a property description of any new listing that fits their profile.

Minnesota Arrowhead Multiple Listing Service (MLS)
We are a member of the Minnesota Arrowhead Multiple Listing Service, a branch of the Duluth Association of Realtors. The MLS consists of 12 Northeastern Minnesota real estate firms. Ely has 5 participating offices, each linked with a common computer program that is updated daily. Also available is a comprehensive MLS Guide containing 5 offices' listings, updated bimonthly. Dealing with one realtor provides you with convenience and the MLS provides the best possible exposure.
